- Paint Tray
- Pressure Washer
Once you have all your materials, the seal coat and roller brush with tray, you then need to clean the concrete. Using a pressure washer, clean the concrete completely. Clean off any stains, bird droppings, leaves and debris.
Which Pressure Washer to Use?
Not all pressure washers are made the same. There are some that are SUPER cheap, not greatly build and then do not do a great job. You don’t have to spend a fortune on a pressure washer but do research and find the BEST one for your price range.
There are two types of pressure washers. There is gas powered and electric pressure washers. Gas powered pressure washers can provide a stronger and longer source of power, while electric pressure washers can give plenty of reliability and power while you get your job done.
Pressure Washer Differences
For light duty jobs, like cleaning patio furniture, vehicles and walkways, a pressure washer with a PSI of 1700-2200 is good.
For medium duty jobs, like cleaning docks, fences and garage floors, a pressure washer with a PSI of 2300-3000 is great.
For heavy duty jobs, like cleaning decks, siding, driveways, second floors of buildings, oil stains, a pressure washer with a PSI of 3100-4000 is great.

Steps to Seal Coat Concrete
Once you have the concrete cleaned with a pressure washer, make sure it dries completely before starting to seal the concrete.
Additionally, to the concrete being dry, you need to do the sealing when the temperature is above 70 degrees Fahrenheit. Having the temperature right helps curing, providing a successful seal.
A good painter’s foam roller with an extendable handle helps to save your back while rolling on the concrete sealer.
Open the concrete sealer, then carefully pour the sealer into a paint tray. Using the painters foam roller, inserted into the roller handle, dip the roller into the sealer and then run it through tray.
Roll the sealer covered roller onto the concrete and paint it on in an even and thin layer. Make sure to not leave streaks or giant globs of sealer in pools over the surface.
Keep dipping the roller into the sealer and painting it onto the concrete in thin and even layers. Work your way from the farthest part of the concrete and go in one way, not random.
Keep painting on the Concrete Seal Coating so you cover all areas and edges of the concrete patio. We have a walkway from the lower patio to the upper patio that is attached to the house.
When the entire concrete patio is sealed, let it cure and then dry for up to 24 hours. After 8 hours, it is then safe to walk on, but do not do so until it is fully dried.
After 24 hours of the concrete drying, give it a second coat so you have a full years’ worth of protection on your concrete.
